Roofing Warranties Explained — What’s Covered, What’s Not, and What to Watch Out For

by Oct 29, 2026

The roofing industry has some of the most confusing warranty language of any home improvement category. “Lifetime warranty,” “limited lifetime,” “50-year warranty,” “workmanship guarantee” — these terms mean very different things from different contractors and manufacturers.

Here’s what actually matters.

The Two Types of Roofing Warranties

Material warranty: Covers defects in the roofing materials themselves — shingles that crack prematurely, adhesive that fails, granules that fall off abnormally fast. Provided by the manufacturer (GAF, Owens Corning, CertainTeed, etc.).

Workmanship warranty: Covers errors in installation — improper nailing, missed flashing, inadequate ice and water shield application. This is where most roof leaks actually originate. Provided by either the contractor or (in the case of GAF’s enhanced warranties) backed by the manufacturer.

A warranty that only covers materials — with no workmanship coverage — doesn’t protect you against the most common cause of roof failure.

What “Lifetime Warranty” Actually Means

“Lifetime” in roofing warranty language means “as long as the original owner owns the home” — not the lifetime of the shingle, and not forever. When you sell your home, lifetime coverage typically either ends or converts to a 2-year coverage period for the new owner.

The exception: enhanced warranties like GAF’s Golden Pledge can be transferred once to a new owner within 20 years, with the new owner receiving equivalent coverage.

The GAF Warranty Ladder — Explained Simply

No GAF certification: Basic manufacturer warranty on materials only. No workmanship coverage. Coverage decreases with age (prorated).

GAF Certified (System Plus): 50-year non-prorated material coverage. No workmanship coverage.

💡 Pro Tip

Schedule a professional inspection within 30 days of any major storm. Early detection prevents costly repairs down the road.

GAF Certified Plus (Silver Pledge): 50-year material coverage + 10 years workmanship backed by GAF. Available only from Certified Plus and Master Elite contractors.

GAF Master Elite (Golden Pledge): 50-year material coverage + 25-30 years workmanship backed by GAF + 40-point factory inspection. Available only from Master Elite contractors — fewer than 3% of all U.S. roofers.

What a “Contractor Workmanship Warranty” Is Actually Worth

Many roofing companies offer their own “lifetime workmanship warranty” or “10-year workmanship guarantee.” These sound impressive — but they’re only as good as the contractor’s continued existence and financial health.

If the contractor goes out of business (and the majority of new roofing companies fail within 5 years), your workmanship warranty goes with them. You have no recourse.

The GAF Golden Pledge’s workmanship coverage is backed by GAF directly — if Alamo Roofing were to go out of business, GAF still honors your workmanship warranty. That’s a fundamentally different and more valuable protection.

What Voids Your Roofing Warranty

Material warranties are voided by:
– Improper installation (walking point for quality installation)
– Inadequate attic ventilation — this is the most commonly overlooked void condition
– Structural damage to the decking
– Use of non-qualifying accessory products

Workmanship warranties are voided by:
– Homeowner modifications to the roof
– Damage from causes unrelated to installation (storm, tree impact, etc.)

What to Ask About Warranty Before You Sign

  1. Is this a material warranty, workmanship warranty, or both?
  2. If workmanship is covered, who backs it — you or the manufacturer?
  3. What is the workmanship coverage period?
  4. What voids this warranty?
  5. Is it transferable to a new owner?
  6. If you go out of business, what happens to my warranty?

Alamo Roofing answers all of these questions in writing before any contract is signed.
