How to Finance a New Roof in Indiana or Illinois — All Your Options Compared
A new roof typically costs $10,000-$20,000 for a Lake County or northern Illinois home. Most homeowners don’t have that sitting in a savings account — and they shouldn’t have to.
Here’s an honest comparison of every financing option available to you.
Option 1 — Contractor Financing (Often Best)
Many roofing contractors, including Alamo, offer direct financing through lending partners. The terms vary significantly:

– 0% interest for 18 months — no interest if paid in full within 18 months
– 7-10 year plans from 7.99% APR — lower monthly payments for larger projects
The 0% for 18 months option is often the best deal available to homeowners — you’re essentially borrowing money at no cost if you can pay it off within the promotional period.
Real monthly payments at 0% for 18 months:
– $10,000 roof → $556/month
– $15,000 roof → $834/month
– $20,000 roof → $1,112/month
Application is simple, decisions typically come same-day, and there’s no home equity or collateral required.
Option 2 — Home Equity Loan or HELOC
If you have significant equity in your home, a home equity loan or line of credit (HELOC) can provide competitive interest rates — often lower than contractor financing for longer-term needs.
Advantages:
– Potentially lower interest rates (5-8% range depending on credit and market)
– Interest may be tax-deductible (consult a tax advisor)
– Longer repayment terms available
Disadvantages:
– Requires sufficient home equity
– Appraisal and closing costs (often $500-$2,000)
– 2-4 weeks to fund — not available for urgent replacements
– Your home is collateral
For homeowners who can wait and have significant equity, a HELOC is worth exploring for projects over $20,000 where interest costs are significant.
Option 3 — Personal Loan
Unsecured personal loans are available from banks, credit unions, and online lenders. Rates vary widely based on credit score — typically 8-25% APR.
Advantages:
– No collateral required
– Faster approval than home equity
– Available even without significant home equity
Disadvantages:
– Higher rates than home equity for most borrowers
– Typically shorter terms (3-7 years)
– Monthly payments higher than long-term options
For homeowners with strong credit, a personal loan from a credit union can be competitive with contractor financing for mid-term repayment goals.
Option 4 — Credit Card
Standard credit cards charge 20-29% APR — among the most expensive forms of borrowing available. Using a standard credit card for a $15,000 roof is extremely expensive.
The exception: 0% APR promotional credit cards (12-21 months) can be competitive with contractor financing — but require discipline to pay off before the promotional period ends. Back-interest clauses (where interest is charged retroactively on the entire balance if not paid off in time) are common and can be devastating.
If you use a credit card, make absolutely certain you understand the terms and have a concrete payoff plan before the promotional period ends.
Option 5 — Insurance (Not Financing, But Often the Best Option)
If your roof was damaged by hail or wind — which is common in Lake County and Porter County — your homeowners insurance may cover full replacement minus your deductible.
