Fall Roof Maintenance Checklist — Prepare Your Roof Before Lake-Effect Season

September and October are the most important months for roof maintenance in Northwest Indiana and northern Illinois. Lake-effect season starts in November and runs through March. A few hours of prevention now prevents potentially thousands in water damage repairs later.

Why Fall Preparation Matters More in Our Climate

Northwest Indiana sits in one of the most demanding roofing climates in the country:
– 40-60 freeze-thaw cycles per winter
– Lake-effect snow with higher moisture content than typical winter snowfall
– Ice dam formation risk on any roof with inadequate insulation or ventilation
– High wind events through the fall transition period

Any vulnerability in your roofing system is going to be tested repeatedly over the next five months.

The Fall Maintenance Checklist

Roof Surface

  • [ ] Schedule a professional inspection or do a careful ground-level assessment
  • [ ] Look for any lifted, cracked, or missing shingles before the first snowfall
  • [ ] Check all pipe boots and penetration flashings — these are the most common winter leak sources
  • [ ] Note the condition of ridge cap shingles — high-wind events routinely damage these

Gutters and Drainage

  • [ ] Clean gutters after leaves have fully fallen (late October/early November)
  • [ ] Check downspout extensions are directing water well away from foundation
  • [ ] Confirm gutters are firmly attached and properly sloped toward downspouts
  • [ ] Consider gutter guard installation — late fall is the ideal timing

Why gutters matter for ice dams: Clogged gutters trap water at the eave line, accelerating ice dam formation. Clean gutters are your first line of defense.

Attic Preparation

  • [ ] Check attic insulation levels — the minimum for our climate is R-38, ideal is R-49+
  • [ ] Verify attic ventilation is unobstructed — soffit vents and ridge vents must both be clear
  • [ ] Look for any signs of moisture from summer humidity that could become an issue under winter snow load

The insulation-ice dam connection: Inadequate attic insulation allows heat from your living space to warm the roof deck, melting snow that refreezes at the colder eaves. Proper insulation keeps your roof deck uniformly cold, which is what prevents ice dams from forming.

Exterior Components

  • [ ] Inspect all caulking at roof penetrations, skylights, and chimney — recaulk any cracked areas
  • [ ] Check fascia boards for rot — damaged fascia compromises gutter attachment under ice load
  • [ ] Trim any branches overhanging the roof — ice storms and high winds break branches that damage roofing

Storm Preparation
